Industrial Modular Buildings: Procurement & Planning

From the manufacture and supply of high-quality temporary warehouses and modular buildings, through to customer care, delivery, installation and after sales support, HTS TENTIQ provide a premium design and build service for industrial modular structures at affordable prices.

The primary goal for the company has not changed over the years; to provide customers with an all-encompassing first-class design and build service; a one-stop-shop from conception to completion.

Our Premium Design & Build Service

For the whole project, from enquiry to completion, you will have an expert technical project manager who will be your sole point of contact throughout the following process:

An initial proposal and estimate for your modular temporary building.

Your account manager will inspect the area and discuss your project in more detail. This includes relevant timescales and accessory options.

Upon completion of the inspection, further quotations will be provided until a proposal is agreed. 3D drawings will be provided as a visual representation of your modular building.

On agreement of the project, we will ask you to sign and return a formal order confirmation.

Prior to manufacturing, site specific calculations will be completed by our UK Structural Engineer, as standard. This ensures it is designed to withstand the specific wind and snow loading for your exact site, location and building orientation.

If the building requires planning permission, we can manage the application on your behalf or assist your own application. HTS TENTIQ can provide all the necessary drawings and plans throughout the process. Further details on our planning services are discussed later on this page.

If groundworks are needed (generally, only on steel roof structures), HTS TENTIQ will liaise with third party civil engineers to ensure the foundations are exactly right for your building.

On the first day of installation, the Project Manager will ensure everything is prepared for the building programme. Our experienced install crew hold CSCS cards (Construction Skills Certification Scheme) for site health and safety awareness and appropriate CITB qualifications for operating plant machinery. Further information on modular building installation can be found here: (link to Install & Removal sub-page).

Once your modular building is installed (for an average sized building, this is typically one business week), HTS TENTIQ will carry out a building inspection, complete the final sign off and hand over the building to you.

For long-term building rentals, we will carry out any maintenance procedures as part of your contract or at cost depending on the nature of the repairs.

Planning Permission for Temporary Industrial Buildings

Planning is often required for temporary buildings if they are going to be installed and in use for more than 28 days. There are rare exceptions to this rule that consider the size, position and intended use of the building, however in majority of cases, planning is still necessary.

HTS TENTIQ can manage your temporary building and temporary warehouse planning application, working in partnership with our Specialist Planning Consultants.

If you choose to handle your temporary building planning permission application yourself, our technical team will provide you with all the plans and drawings required to support a successful planning application.

In virtually all cases, planning permission will be granted.

Planning Permission Tips for Temporary Modular Buildings

  • Generally, planning permission is needed if the building is to be installed for more than 28 days.
  • Planning permission is not normally required if the temporary building will be used while you refurbish your existing property.
  • Permission is not required if the temporary building is under 200m2 in size and certain conditions relating to the space from the boundary, height of the building and parking/turning space are met.
  • Plan ahead. Local planning authorities generally take up to eight weeks to determine applications – so submit in good time.
  • When applying for permission, provide as much detail as possible with particular reference to the required timescales.
  • Councils may time-limit the permission for a temporary building to 3 or 5 years, but you can apply to extend this in most cases.
  • If required by the planning authority, the building can be supplied with a choice of wall cladding and roof colour options that will blend with the surrounding area.

Site-specific Structural Stability Calculations, as Standard

Site-specific structural stability calculations are supplied with all buildings from HTS TENTIQ, as standard. This means they will always meet the UK Building Regulations for both wind (BS6399 part 2: 1997) and snow (BS6399 part 3: 1988) loadings. Not only does this ensure maximum durability and safety, but it also avoids any insurance issues that could arise with more generic calculations offered by many other suppliers.

All calculations are completed by our UK Structural Engineer who engineer according to BS-63699 British Standard requirements. If required, we can also provide structural calculations according to the latest DIN EN 13782 Euro-code requirement.
