
Luxurious two-storey sales office in the millionaires’ district of Miami Beach
Requirements
HTS TENTIQ was commissioned to design and manufacture a sales building as a promotional campaign for the sale of the ’57 Ocean’ apartments for prospective buyers, which was to blend seamlessly into the fantastic and exclusive surroundings of Miami Beach. On the ground floor, an office was to be set up, while the first floor was to display a replica of the luxury apartments for sale. The following requirements had to be met:
- The building had to withstand the partly harsh climate of the Atlantic coast.
- The available space on the site was limited due to the demolition of the former apartment building. In addition, strict regulatory requirements had to be met.
- Since the building was intended for use over three years, it had to be capable of withstanding wind speeds of 225 km/h based on 25-year average calculations—significantly more than building regulations for temporary buildings would typically require.
- The building regulations in Florida also required that all materials used for the cladding complied with approved product codes. Due to its beachfront location, additional factors had to be taken into account. The windows and lighting of the building had to comply with regulations on light pollution in order not to disturb sea turtles during nesting.
Careful planning was a prerequisite for identifying all issues in good time and ensuring a smooth process.
Solution
From the start of planning, a building was erected within just eight weeks that blended beautifully into the luxurious surroundings of ’57 Ocean’.
The building designed, manufactured and assembled by HTS TENTIQ had the following features:
- A custom-designed, two-storey building measuring 15 metres in width and 18 metres in length.
- 7.00 m side height
- Tensioned vinyl roof
- Designed to withstand wind speeds of up to 225 km/h based on 25-year average calculations
- All cladding complies with the required product codes.
- Manufactured and erected within 8 weeks.
Staff from the American occupational safety and health authority OSHA ensured that all safety regulations were complied with during the demolition and the construction.
